Operation and Maintenance Services
"Operation / Maintenance Services" shall mean and include the following services as per the specifications of the Developer:

1. Sanitation
- 1.1 Cleaning of common areas (all such spaces used and enjoyed by the Allottee(s) in common with other property owners in the said project).
- 1.2 Domestic refuge disposal from specified common garbage bumping areas.
- 1.3 Cleaning of surface drains, sewage collection network etc. depending on requirement.
- 1.4 Operation/maintenance of Sewage Treatment Plant if provided.

2. Horticulture
- 2.1 Regular maintenance and upkeep of gardens, plantation, greenery, fountains etc. (as applicable) in the common areas within the said project.

3. Water Supply
- 3.1 Maintenance and operation of Pumping sets - Pumping of water on need basis.
- 3.2 Maintenance, operation and upkeep of water distribution within the common area including pipe lines, valves etc.
- 3.3 Cleaning of bore wells on regular basis.

5. Civil Maintenance
- 5.1 Maintenance of boundary walls, drains, etc.
- 5.2 Normal maintenance/pot hole repairs of roads, side walks etc.

6. Security
- General security of the said project.

7. Capital Repairs/ Replacement
- Capital repairs/ replacement of Tube wells, Water pumps and motor, water distribution network, Electrical switchgear, Transformers, Cables, Generator, lift, lighting equipment or any other equipment as and when necessary.

8. Salary
- Salaries of the persons appointed by the First Party and other staff, electrician, plumber, security guard, sweepers, gardeners etc.

9. Insurance
- Cost of insuring the said Tower/Project.
